
The Capital Development Authority (CDA) has taken another big step in Islamabad’s real estate landscape with the approval of Margalla Enclave Phase II. This project comes right after the successful launch of Phase I at Kuri Road, which saw overwhelming demand earlier this year.
With the federal cabinet’s green signal on August 21, CDA now has the authority to partner with any state-owned developer for this second phase. The upcoming scheme will span 83 kanals of land—with 78 kanals in Kuri and 5 kanals in the Humak area.
Background: Success of Phase I
Earlier in 2025, CDA joined hands with the Defence Housing Authority (DHA) under a 55-45 formula:
- CDA provided the land.
- DHA managed development.
This partnership proved highly successful, with most plots in Margalla Enclave Phase I quickly booked. Development work is currently in full swing, and market confidence remains high.
Why Phase II Matters
The launch of Phase II reflects CDA’s commitment to expand Islamabad’s planned housing and provide more opportunities for investors and genuine home buyers. Key reasons why this phase is important:
